Congratulations, the day we've all been waiting for is finally upon us!
Settlement letters, along with detailed instructions, have been distributed. Each letter specifies your settlement date, so it's important to coordinate with your solicitor and financier to make sure everything goes smoothly.
We understand you might have a lot of questions at this point. Please be aware that ASF has issued details settlement particulars. They are in the process of compiling additional information to assist you further.
Here’s what you need to know at this juncture:
- Contact your solicitor to confirm your settlement date.
- Request a pre-settlement inspection upon confirmation from your solicitor. Pre-settlement inspection can be booked for the period of 48 hours before settlement. ASF will send you a link to book a pre-settlement inspection once they have received confirmation showing that your solicitor has booked your PEXA settlement.
- Inspections by owner or Hire a professional. This inspection can be done personally or by appointing a professional (details below - do contact them ASAP if this is your preferred route, as they will have designated days)
- Key collection: Post-settlement, keys will be available from the on-site manager.
- The on-site manager will provide a welcome pack containing essential utilities information and more to aid your move.
- Upon key collection, you'll be able to schedule a moving-in slot and arrange lift access with the on-site manager.
Rest assured, ASF will be providing further details in the coming days.

Update from ASF
"We expect to have a settlement update sent to all buyers at the end of this week.
Our team will continue to keep you informed so that settlement and move-in can be achieved at the earliest possible time. Thank you for your patience"
For those renting, we do recommend waiting until this letter has been officially sent to give your notice.

We have received a recent update:
New Disclosure Statements have been sent to all buyers' solicitors with a 21-day notice for settlement while everyone awaits the Council to issue the titles. As previously mentioned, no one can predict exactly when this date will be; however, the Developer is confident that the move-in time will happen within the weeks of March.
We will be advised very soon when pre-settlement inspections can be booked, and we have found a company that can conduct this on your behalf (for those interested) or with you for a reduced rate of $460.00 including GST.
This is all we have for now; we will continue to update you as we get closer to this highly anticipated settlement time.
